A detailed Comparative Market Analysis is the first step in pricing a home.
The second most important factor that sells your home is its appearance. Before listing it on the MLS, get your home ready for showing.

Here are a few tips for getting your home ready to sell:

  • Clean your house inside and pressure wash the outside including the windows.

  • Fix all exterior maintenance issues and make your landscape stand out.
    Remember, the first impression matters the most and curb appeal is the first impression.
    Your landscape will give you the highest return on your money.

  • Make sure all the appliances, fixtures and plumbing are in working order, any deferred maintenance may imply other issues that have not been addressed.
    Purchase a 1year transferable home warranty for all the appliances.

  • Un clutter your home.
    Buyers love to imagine themselves as owners so remove all personal items form bedrooms, bathrooms, kitchen including family photographs.
    Remove all magnets from the refrigerator door. Tidy your closets; buyers like to check every corner of the house and a tidy and uncluttered home creates the appearance of a larger space.

  • A fresh coat of paint can go a long way if needed. You can do it yourself and lower your expenses.

  • If your budget allows, make any upgrades to your kitchen and bathrooms.
    In this economy, you should be able to find labor and material at a very reasonable price and the return could be tremendous.
